ABOUT FORECLOSURE
First, you must fall behind 90 days on your payments before your lender can file
a Notice of Default (NOD) demanding that you bring your payments current.
Of course, if most borrowers were able to do that, they wouldn't be in default!
If you do not bring the account current at the end of the 90 day period, the lender
can file a Notice of Trustee's sale (NTS).
You now have 21 days, not to bring the account current, but to pay back the loan
in full. If you fail to do so, the trustee will sell your house, literally, on the
courthouse steps.
Anyone with enough cash can bid on the house. You may be evicted by the new owner and your credit will be negatively affected.
